TRAFFIC COUNTS STUDY



In response to your comments, a traffic study is in process.

We have engaged a well-respected, local traffic engineering firm to conduct traffic counts to learn as much as we can about existing traffic volumes and patterns along key intersections. The data was collected on weekdays during the week of December 5th. The data and conclusions of the traffic engineering firm will be used to evaluate options for site access and will help inform our plans for the use of our property.

SOIL BORING



Some of our closest neighbors may have noticed a rather large drilling rig on site. No, we weren’t drilling for oil…


We’ve commissioned a study to explore and analyze the underlying soil conditions. The drilling rig was used to complete the field portion of the investigation which included the excavation and logging of twenty-five large-diameter borings and nine exploratory trenches. The depth of the borings ranged from ten to seventy-five feet below the ground surface. The trenches ranged from ten to fifteen feet below the ground surface.


The next phase of our study consists of laboratory testing of the soil samples collected from the borings and trenches. The soil samples will be analyzed to inform us about the physical properties of the geologic formations below ground on our property. Knowing what lies below ground is a very important part of the land use planning process.​

DEMO DAY



As part of our on-going efforts to promote safety, we removed the former bathroom structure earlier this week after discovering evidence that it'd been used as housing by trespassers.

HOUSEKEEPING



Maintaining 114 acres is no small feat. To make sure we’re good neighbors, we’ll be providing property updates in addition to plan updates.

  • Brush Mitigation - Removing hazardous brush was one of the first tasks we took on when we bought the property in late-July. Finding the right vendor to get the job was difficult since it was a bit of a weed jungle. But we got a great crew out there – It took the team roughly 1 hour per acre! Thank you for your patience as we worked through the conditions that we inherited.
  • We heard that there was a concern about the weeds outside our temporary perimeter fence. This week, the same crew will be doing more weed-whacking between the temporary perimeter fence and our neighbors’ yards. If you have any questions or concerns, please let us know.
  • ​Geotechnical Exploration (GTE) - You might have noticed a little action out there last week. We had a GTE team out there to accurately locate underground utilities. In the next month, the GTE team will digging more holes to fully study the deep, underlying soil conditions.

OOPS...MISINFORMATION



For any of you real estate buffs who may have seen this article in Our City of San Diego, we wanted to clear up the inaccuracy in the last paragraph. We were not contacted to participate in this publication and did not provide comments.


  • We are not "close to redevelopment". We have only just begun the process.
  • While our market research and neighborhood outreach have indicated that housing is a viable option, we have not solidified a plan for our property yet. When we do, you'll hear it directly from us!


Also, we heard there was a rumor floating around that we were involved in the residential project currently under construction along the 15. We were definitely not involved in that project. We are committed to high-quality, sustainable, architectural design, including high-quality sustainable materials and finishes. We only engage with extremely well-respected and creative designers for land planning, architectural design and landscape design.

GETTING TO KNOW YOU



Our community outreach team started knocking on doors in September and has made two other subsequent visits. Thank you to those of you we were able to connect with. We appreciate your time and honesty! We visited all the residences adjacent to our property and will work on expanding our outreach to include a random sampling of additional pockets of residents. If you would like a visit from our community outreach team, please let us know.


In the meantime:

  • We mailed a letter to the 1,000 homeowners surrounding the property which should be arriving in homes later this week. Click here for a copy of the letter.
  • Max and Jeff attended the RPPB meeting on Wednesday (10/5) to introduce themselves to the board. They handed out copies of the first direct mail letter and shared a little about their community outreach philosophy.
  • We also launched this blog (which you are obviously reading...welcome!).
