NEW FAQs



New questions have been added to the FAQs page. We know there are lots of questions surrounding The Junipers so as we work through the process, we will continue to add to the FAQs page. Please let us know if there is a question or theme that is missing.

RPPB LAND USE COMMITTEE



The Junipers was on the agenda at this week's Rancho Penasquitos Land Use Committee meeting (12/5/18). Jeff Warmoth from 33North also attended to thank the community for its feedback and formally introduce the Lennar team.


Bill Ostrem, San Diego Division President, reiterated Lennar's commitment to community-responsive planning and Ryan Green provided an overview of the exhibits shown at the October Open House.

Most notably, three new items were shared with the Planning Board:

  1. Updated architecture (Slides 5 - 12)
    • Following the Open House, we refined the architecture we showed at the open house based on the feedback from attendees. Attendees shared with us that they wanted to see more diversity so our team incorporated styles that reflect the history of PQ and are consistent with the PQ Community Plan.
    • We’re also working on determining where specific homes will go so we’ll be able to answer questions about aesthetics and views with more certainty going forward.
  2. Introduce GDP process (Slide 13)
    • In the coming months, we'll be reaching out to PQ Parks and Rec advisory council to initiate the GDP process to formalize the design for the new neighborhood park. Max and Jeff shared all the feedback collected from the charette process last year. Those comments will be the basis for the GDP as we start conversations with the City.
  3. Post Open House Updates (Slide 17)
    • In addition to refining the architecture, we’ve reworked our zoning. We heard the concern that with RM-1-1 we could build substantially more units, so we’re carving out designated open space which reduces our developable footprint and therefore the number of units feasible on the property.

Next steps:

  • We plan to return to RPPB and the Land Use Committee in order to provide more clarity on the most pertinent topics, project features and community benefits.
  • Currently working with City to determine traffic calming measures
  • Fire report under review
  • Submit to Resource Agencies
  • Public Circulation of Draft Environmental Impact Report (DEIR)

REMINDER - MEET THE BUILDER COMMUNITY OPEN HOUSE



Just a reminder that tonight is the Meet the Builder Community Open House at The Karlan. We'll be in the ballroom from 4 - 8pm. There will not be a formal presentation so head on over to say "hi".

THE JUNIPERS WELCOMES LENNAR HOMES



During the planning process, many neighbors expressed a desire for a local and trusted builder to be chosen to build The Junipers community. After much consideration, Max and Jeff have accepted Lennar’s offer to purchase the property and the plan for The Junipers. Lennar’s extensive experience in and around the Rancho Peñasquitos area and their long-time legacy of creating communities that are not only beautiful but also enrich local surroundings made them uniquely qualified to be the builder partner for The Junipers.


A letter with more information was mailed to the Glens neighborhood and should be arriving early this week. It can also be downloaded here.

SOIL SAMPLING



In addition to the mowing and maintenance taking place this month (see below), there will also be a team on site this week taking soil samples behind the tennis courts and along the freeway. The soil samples will be collected with a backhoe and evaluated in our on-going technical and environmental studies. Please feel free to email us if you have any questions.

SITE MAINTENANCE



The team will begin mowing the entire property in the coming weeks. They are starting tomorrow (6/8) behind the Hotel Karlan and will make their way north. It takes roughly one hour per acre so our time estimate is 3 weeks. Please let us know if you have any questions or concerns.

PROPERTY BOUNDARY SURVEY



A team of surveyors will be on site this week (week of 5/14) doing some surveying and mapping of our property. We’ve received some questions from our adjacent neighbors about the location of our shared property line, so we commissioned this supplemental survey to confirm the existing record survey boundary of our property. The field work should take approximately one week to complete, with final results and measurements available in 6 – 8 weeks. If you live adjacent to our property, you may see them as they make their way around. Please let us know if you have any questions.

LAND USE COMMITTEE UPDATE AND DIRECT MAIL 6



Max and Jeff provided an update to the RPPB Land Use Committee on Wednesday, April 4. Their presentation included responses to questions from the last visit to the Committee on December 6, 2017, an update on where the process stands and change that have been made to the land use plan based on City comments. TECHNICAL STUDIES UNDERWAY



Over the last couple weeks, you may notice some additional activity on-site. Our regular team has been busy with their scheduled maintenance and weed-whacking, while our environmental team has been working on key technical studies, including acoustical monitoring and analysis (pictured).


In addition, our traffic engineers have also started the traffic counts that will be used for our Environmental Impact Report.

IN CASE YOU MISSED IT



HAPPY NEW YEAR! Prior to the holidays, we sent out an update that we had submitted an application to the City of San Diego for The Junipers. As a result, an official public notice has been posted to the property in accordance with City noticing requirements. The City will also mail a written notice to households within 300 feet from our property line.
