Community responsive planning

In response to restrictions on social gatherings, we launched a series of videos in May 2020 so that we can continue to provide accurate and timely updates on The Junipers. Videos will be posted regularly and will feature members of The Junipers project team discussing the most pertinent aspects of the project.

The land use planning process can be complicated. By sharing the process and providing meaningful opportunities for you to participate and provide feedback, we’re optimistic this can be a positive and productive experience for all of us. Thank you for participating in the process with us!

Community Website



9/9/16



We launched this website early on so neighbors would have access to FAQs and project updates. Interested parties could also contact us to submit questions or schedule a one-on-one or small group meeting.



Door to Door Surverys



9/9/16, 9/10/16, 9/22/16, 11/10/16



Our community outreach team visited nearly 200 homes in fall 2016 to conduct door-to-door introductory interviews with our neighbors. The information collected was incorporated into our preliminary vision.



Direct Mail Letters



10/6/2016



To date, we've sent 9 direct mail letters to the 1,400+ homeowners in the Glens. The letters provided invites to upcoming events, next steps and project milestones.

Neighbor Meetings



on-going since 2016



Our first one-on-one meeting was 9/22/16 and we never stopped. We've talked about parks, views, traffic, schools, property values, evacuation and more. Each concern was carefully considered during the planning process.



Community Open House 1



3/15/17



We presented the preliminary vision for The Junipers as an age-qualified (55+) residential community with no more than 570 units and benefits for the Glens neighborhood to enjoy.

Presentation at RPPB Land Use Committee



4/5/17



In preparation for The Junipers' Initiation Hearing with the San Diego Planning Commission, we presented to the Rancho Penasquitos Planning Board (RPPB) Land Use Committee.

5/3/17



The following month, the RPPB voted 11 - 4 - 1 to recommend Initiation for The Junipers.



Initiation Hearing *



6/8/17



The City of San Diego Planning Commission voted unanimously to approve the Initiation request for The Junipers. During their deliberation, Planning Commissioners encouraged we pursue higher density. While we were required to study this alternative, The Junipers continues to reflect the density that has been shared through our outreach.



Design Charettes



8/28/17, 9/13/17, 9/27/17, 10/11/17



Following the Initiation Hearing, we hosted four design charettes . The workshops were interactive opportunities for our neighbors to collaborate with members of our design team.

Community Open House 2



11/17/17



We presented the plan for The Junipers at Community Open House 2. Open House 2 included imagery which was based on the feedback generated from the design workshops.

We reviewed the results of the open house and the contents of The Junipers' project application.


The Junipers' application was submitted on 12/15/17.

4/4/18



The April 4, 2018 presentation modified the plan to decrease the number of market-rate homes from 476 to 455 to provide additional housing for fixed-income seniors, bringing the total number of residences for The Junipers to 536.

Scoping Meeting *

The City of San Diego hosted the Scoping Meeting for The Junipers at the Hotel Karlan.



Community Open House 3



10/26/18



Community Open House 3 provided the first opportunity to meet the Lennar team. Members of the project team were also present to answer questions.
