The Junipers is envisioned as an age-qualified (55+) residential community, with benefits for the surrounding Glens community. The decision to pursue a 55+ neighborhood came from community concerns about school impacts and traffic.

Many of the concerns and ideas shared with us at the August 2017 Community Character Charette have been incorporated into the plans for The Junipers. The architecture was further refined following Community Open House 3 and presented at the March 6, 2019 Rancho Peñasquitos Planning Board Land Use Committee.

The scale and massing of The Junipers was designed to preserve adjacent neighbors' long views of the mountains to the east. We also paid special attention to privacy concerns by exceeding City of San Diego setback requirements.

Architectural renderings



There are three different product types within The Junipers to accommodate different needs and lifestyles. Each product is within its own enclave, with integrated green space, and the incorporation of different colors and architectural articulation to create streetscapes with visual interest.


The Junipers includes 455 market rate homes and 81 affordable units for low-income seniors.

Architectural inspiration



The inspiration for The Junipers comes from three primary sources:

  1. Design guidelines in the PQ Community Plan
  2. Existing community character
  3. The three historical structures in the nearby Los Peñasquitos Canyon Preserve: Rock Springs, Monhike Barn and the Adobe Ranch House.

The architectural elements in each of these sources were combined to inform The Junipers aesthetic. Historic details were reinterpreted to create an "old meets new" style that complements the character of Rancho Peñasquitos.



Rock Springs is known for its Rustic Minimalism.
Features include dark work, natural stone, agrarian elements.



Adobe Ranch House is known for its Elevated Ranch aesthetic. Features include deep porches, and wood posts and siding.



Monhike Barn features vertical board siding, adobe plaster walls and vertical barn doors.
